Will Focal give me the highest appraisal?
We will give you a realistic view supported by evidence and explain the range, assumptions and strategy. We will not inflate a number simply to win an appointment.
What does it cost to sell with Focal?
Our sales commission is agreed between 2% and 3% + GST, plus the agreed advertising and professional photography. Styling depends on the property. If the property is not sold within 30 days, our commission reduces to between 1% and 1.5% + GST, subject to the signed appointment and campaign conditions.
Do I have to list after a consultation?
No. The consultation is complimentary and there is no obligation to appoint Focal. Its purpose is to help you understand the decision.
Why do you call it Investment Management?
Because a landlord owns an investment asset, not an administration file. We manage tenancy, rent, communication, maintenance and risk with the whole property in view.
Do landlords with multiple properties receive different pricing?
Yes. Our standard ongoing fee is 8% + GST, with tailored portfolio pricing generally between 6% and 7% + GST. The final fee depends on the properties and required service.
Where does Focal operate?
Our office is in Underwood. Our core areas include Underwood, Springwood, Rochedale, Rochedale South, Kuraby, Eight Mile Plains and Woodridge, with broader service across Brisbane, Logan and the Gold Coast.
How quickly will someone contact me?
Our office hours are Monday to Friday, 9:30am to 5:00pm, Brisbane time. We aim to respond within one working hour of receiving your enquiry. Enquiries received after hours are picked up on the next business day.
